Our modern way of life brought to the development of many new systems. Although each one of them was created to make our life effortless, when they are combined in a general project, there arises some serious inconveniences in exploitation process. Overloading of a building with necessary, for each of the systems, installations leads to significant complication of the general maintenance of the building. Here should be pointed that above mentioned complication arises as in technical support level, as in exploitation level (imagine the number of control utensils for example in an conference hall, where designers ware made a discretion that there must be maintained five levels of lightness, four or five rates of temperature, and of course there must be mastered at about twenty blinds). Another factor of real importance is seriously increased price level of entire cable net (reaching to tens of kilometers for middle gauge buildings). Furthermore, after we add the signal and information notes flow, emitted by each one of the systems, we have huge amount of information, which must be analyzed, processed, and mastered by the poor customer. After passing of the first euphoria of these new utilities in our site slowly, but surely the yoke of controlling all this equipment, conquers us, or even worst - we almost stop using number of the systems, because of the weariness by their control. Why should we overspend money for toys, that will be suspended on the walls after two or three years. But all of us wants to work in modern offices. Is there any adequate solution of this problem?... Solution exists and it's very simple, but our sight should penetrate beyond old-fashioned definitions and expectations for a term "building". If we can include different systems in one main system (the so called BMS or Building Management System), thing looks very different. When the task of the designer is to create one, but completed, instead of fifteen, but independent system, he should thinking and designing for all as a unit. Hence, system is in its own manner self mastering. Furthermore, he can expand its mastering ability to level that almost no human intervention will be needed for the normal, trivial, daily operation of the system. If we are able to make that our building recognizes us, only from the main entrance by putting our proximity card to the reader, further identifying us as "user #...", it - the building will know where is our office, and what do we do there. Hence, even before we were entered to our premises the system will light up the lamps, roll up the blinds, set on the air conditioner, or in other words to prepare our office with the optimal environmental conditions. Moreover, it can handling these conditions within all our stay there. Such an approach provides us with ability to think and develop systems about the end users, people whose time and resources should be saved. By utilizing these methods in building management design, we can reach entirely new levels of sophistication, but sophistication in good sense of the word, I mean without any complication, but against!
